I just went to view 3 resale HDB at AMK central. The price of resale now is still very steep (5-room about $650k, 4-room about $500k, all about 5 years). If you don't mind the location, the Punggol BTO is good buy in term of the value.
wah!!!! so ex!! 650k can buy a EC when times were good!!

but then again.. my punggol 5 room is not cheap either!! its 320-380k i believe.. 1st hand 5room hdb flats used to cost less than 300k..
But the problem is that I applied through HDB balloting since last year, never got any good Q number to select flat... :(

I always get >200%. The nearest I got is something like 400+(Q no)/200+(units).

Cheer up! Parkcentral is really too overpriced IMO..so look on the bright side! =)
u r a few hundred K richer now~ =) and you have the freedom to choose somewhere better!

Yes, "this time" = ParkCentral application. But the problem is I like AMK environment, and AMK is still cheaper if compare to Bishan and Toa Payoh.

I was both lucky and unlucky...
Due to many reasons, I had to find a flat in Holland Area some 4 years back.
got one on the 5th floor... Another block at the rear blocking and the trees in the front also block my view. Lower floor also means insects... beetles, wasps, cockcroaches...

But then, I got a quiet area in Holland... and compare with the prices these days (just 4years apart) I think I got a good deal. I paid $400K...

Noisy neighbours? I turn on the radio...
No view? its ok... I stare at my LCD monitor anyway...
Low floor? when lift breaks down, i'm ok...
A little off the town centre or MRT? exercise lor...

I sympathise with any bros looking for a home these days... Expensive... Location always seems ulu... But then, Singapore is not really that big...

bros.. let me oso input something...

i jus move to woodlands with my mama (me n her join names)..this oct30 will be exactly 1year. 2 of us stayed in 5rms (100% too big for us).

At first, I jus wanna apply for a 3 rm flat (cos only me and my mama), apply from hbd, sent in application, wait for balloting.. but always ended up with nothing.

Then sent in appln for 4 rms, also nothing in the end.

Left with no choice, went to seek help from agent (tis round going for resales flat), told agent I want 3rms, but didnt expect most of the owner requested me to pay 30k upfront, I where can afford so much $$$, so 3rms is OUT.

Then went ahead with 4rms.. this time round, 20K is requested.. I fainted again.

With nothing more to choose, 5rms is the other choice. My previous owner very kind, no topup of cash is needed, jus pay evaluation price @ 275000$.

So i sign the contract etcs etcs etcs.
my equips:- sony a300/SAL1870/Sigma 70-300mm APO/minolta 50mm f1.7/1 camera bag/1 tripod.... tat's all i have... hehehe....cheers

I was affected by the new ruling from HDB (wef 01 July 2007), with this new ruling, we no longer can opt for 30yrs payment scheme.

New scheme is my age + my mama age divide by 2 minus from 65.
So i was given 22yrs prepayment period.
Borrowed 180K from hdb @ 2.6%.
Everymonth must pay 850$.
Very siong n tight for me.

My point here - something to share (for all new flat applicants).

Pls read HDB new rules (they kept amending their rules)
If your combined salary is over HBD cap, you cnt loan from HDB, you have to loan form PTE bank instead.
1 more point to add. Now apply flat, need to apply for HLE 1st (Housing Loan Egilibity), if your HLE failed, you are not allowed to apply for new flat... alot of new rules is in place, we have to read to understand.

Sorie for this long story telling.
