The buyers don't want to close until the tenant is out, no later than October 1. So they will pay 10% to ourself now with the conditia that if the tenant is not out then we must return the money and if they decide not to buy we still must return the money!!!! Our lawyer says this is the best deal he can do under the circumcisias. (With a tenant, that is) |

Mrs PC, in a small complex of 3-4 units or a single unit such as yours, this is very common. The property is required to be delivered empty unless the contract is silent on that issue. In San Francisco, the Ellis Act, I think, requires the seller to pay all tenants being displaced between $5-25,000 relocation fees. This puts the onus on the seller and is usually part of the sales agreement. The complexes I have just sold are mostly Section 8 housing and the new owners LOVE these types of tenants because it is guaranteed rental income. In fact, even though I didn't get to enjoy it, there was a premium on the sales prices. OT, I have just sold my home and the buyers want me to take a lease back but I just can't emotionally take that offer. They said they have never seen a property so clean and well cared for. Hey, I'm a big ol fag..... thin, neat and clean....it's what we do!!! :rofl |

In the British Isles section 8 is called "council housing" and it is the kiss of death for property values to be anywhere close to it. Here not so bad. |

The deal fell through thanks to the sleezy broker and we have to pay our lawyer on top of it. We have put it on a free online site where we sell without paying a broker. Also, we have raised the price by 15k euros! The response has been tremendous, two showings tomorrow. |
