There is going to be a big protest here at his church.... The gay and lesbian community are pretty pissed. Dude is the hitler of homosexuals... he's talking about putting gays in concentration camps. |

yea this guy is off his way off his rocker, and everyone in that crowd saying hell yea is also off their rockers. The gay and lesbos would be better off to not protest and just ignore this jackleg, don't fuel his fire and give him any more attention then hes already got. |

I had a bunch of viet friends take me to a viet restaraunt. Raw beef, can't be good for you. They also had a potent alcoholic beverage with twigs that in it which looked like they came from my backyard. To be honest though, I don't really like asian food much in general. |

Buy... You'll be thankful you did when the market swings back. I'm not sure it's a good idea to have so much in liquid assets at this point in time. Edited by ilivas, May 24 2012, 10:36 AM.

yea just have to swing 2 house payments until i can get my town house rented. everything seems to be settling about now..... next year prices should start to go back up, but its nice to see house prices get back into reality. The thought of having no bills is attractive too....this is the only thing I own that isn't paid off. I'm not looking at anything to crazy, just something 500+ sqft bigger then what i have now and a GARAGE yay. I like keeping my bills low and my paychecks big haahah I went thru the IT meltdown in the early 2000's and vowed i'd never be in a oh fck situation ever again where a job status hung my life in the balance, so when I finally got back on my feet I turned into Mr.Savings. Im a very unassuming person....nobody would ever know. Edited by sn00zie, May 24 2012, 12:42 PM.

Yeah, I lost quite a bit in stocks during this recession so I'm done with that shit... I'd like to invest all of my money in tangible things now, like properties. I'm trying to not keep much cash, but instead by things that I can liquidize if I need to. My main goal though is to own several rental properties in the future to earn a nice income all by itself. Except for my house, and a couple properties though (Although, bank really owns it), I don't own anything.... Everything is owned by the business. Cars, buildings, lots, etc. are all owned by the business. Edited by ilivas, May 24 2012, 01:32 PM.

yea it seems like with rentals you can't really start making cash until the property is paid off... basically you just let someone else pay it off. You might make a few hundred a month above the mortgage but then you've gota pay the prop tax at the end of the year... have repair money sitting around when your tenants break something, or something blows up for no reason, then you gota pay tax on the profits. *whew* ok............... talk about waiting for your return! But watch out and screen your tenants well, cause once they are in your house they can really start to fk you. For instance say they suddenly don't pay their rent on time... you ask why, they whine and say XZY is broken. They don't legally have to pay rent until its fixed.... if someone knows the game they can string you along for a good ride. Its like suddenly these people have more rights then the person that owns the damn house. ((renter mindset)) My mom used to manage property and told me all the horror stories of bad tenants Have your 3 day notices ready to slap on the door, and be a hard ass on inspections. You always want the upper hand on a reason to kick them out.

My brother makes out ok on his townhouse rental. He said after mortgage, taxes, utilities, and whatever else is in the total amount, he makes about $200 a month on top of that. Which is fine for him since hes only keeping it because he bought it back in like 05 I think when the prices were super high. His goal was just to break even until he could sell it but ended up finding sombody that would pay a little more. But as far as the not paying thing, they cant just use that as an excuse not to pay...at least not in Illinois. In Illinois renters law, the landlord has 14 days from the time it was reported to fix anything in unit, and it qualify as the landlord not providing a reasonable habitability. So if you have no heat, or running water...that would count. But if you have 3 bathrooms and one of the toilets isnt working properly....that's not going to cut it. Plus, even tho you have the right as a tenant to refuse payment for that month, you still have to go to court anyway so there's no way a landlord can be like "uuuhh...you didnt pay rent" and the tenant be like "fuck yo rent bitch uuhhhh.....yeah that water isnt hot enough sooo uhhh....we aint fixin ta pay" |

yeah...I'm kinda the same way. I do spend money on things I don't need like guitars, going out to eat, and what not but I always live within my means. I live with my GF, and we split rent 1/2 and 1/2 which makes it super cheap for me. I can afford a lot more than what we have, but it just isnt worth it to me. Id rather live comfortably, and see my bank account grow every 2 weeks, than to live paycheck to paycheck just because I "can afford it." I have friends that just spend and spend on stupid shit, and just keep charging it to their CC's. Im like "how are you affording this?" and they're usually like "oh i just put it on the credit card and make the minimum payments." Anytime my friends say shit like that (and its mostly the girls) it just pisses me off...idk why. Not the fact they spend money..that's their choice...but the fact they are so stupid about it pisses me off. I dont like stupid people. This one chick I know is the worst. She was the receptionist at the last office i worked at. Shes got a studio apartment in downtown chicago on Michigan Ave, right across from the Water Tower....for those of you unfamiliar with Chicago, this is called "the Magnificent Mile." Its where all the really expensive shopping, restaurants, billion dollar penthouses, all kinds of shit. Anyway, shes got an apartment there which she pays $1300/month for....for a fucking STUDIO!...basically a dormroom with a kitchen...and shes a secretary. I asked her one time "how the hell do you afford this?" and she was like oh well i make like 50k a year. and im thinking "ok thats actually do-able i guess..." and then i was like "theyre paying you 50k a year here?" and she says....shit you not..."well no, i make 30k here, but i have a 20k limit on my credit card so its pretty much like income since i can spend that." So at this point I'm like...y...yo......you realize thats not how it works, right? At the end of the year that credit card bill doesnt just go away....you do understand that right?" and shes like well yeah but i make payments so as long as its under 20k its fine.....sigh....This is the same chick that went to bestbuy to buy an iphone and got talked into a fucking plasma. She ended up walking out spending 1300 on the tv and phone because "no interest for 36 months, so i have a sweet TV and i just need to make the minimum payments for 3 years." I was like...ok, fair enough....ive financed shit from places even tho i had the money just because they gave me 0%...cant fault her. Buuuuuutt....BB also tries to rape you. If you miss, or are late 1 time on payment, the 0% promotion gets wiped out and they charge you like 24% interest on the initial balance. so she was like 5 days late on the first payment...and paid the minimum for a few months and then came into my office and was like "OMG ive been paying every month and now my balance is 1700 what the hell. and i looked at her statement and was like "uuhhh...yeah you were late on a payment so they jacked your interest up." she complained how that wasnt fair and she was going to sue and i was like yeeeeah you signed the contract sweety. sorry for that long ass incoherent rant....i get worked up for people with self inflicted money problems haha. |

Yea it seems everyone just walks around in spend money mode, buy the max house you can afford, buy the most expensive car you can afford, buy stupid weekend toys etc etc etc. Its like your paycheck MUST BE SPENT... OR ELSE. These are the same people that act like $20,000 is some huge fking amount of cash and OMGOMGO i could spend that so quick, and they already have their money spent before it hits their hand. its sad. but hey if thats how you wanna roll thats cool......work till the day you die, cause you never saved anything, hope your retirement plan works out........ No thanks. If i keep my head down and bust my butt in maybe 5 years i'll be able to kick back into semi retire mode, and only butt bust when I feel like it. I actually enjoy working so i'll never stop but its nice when you don't have the pressure of doom. I don't need or want a 12,000 sq/ft house and a $90,000 car parked in the garage next to my 2 boats and 4 motorcycles.... this is LIFE, not high school. I'd rather be able to jump on a plane whenever i want and go for as long as I want.... enjoy life, don't play the cookie cutter game like everyone else does. Get job...work 24/7...buy big house.... buy expensive car...work...work...work....work..... DIE. thats it? what did you do with yourself? stare at fluorescent lights 75% of your life and go on vacation when HR lets you? Also people piss me off when they say "i have a shitty dead end job i'll never have anything etc etc etc" Your job is only 1/2 the problem, if you have good money skills and can live within your dotted lines you can make a shit job pay.
